Transfer (Conveyance) of Real Estate

The Auditor's Real Estate Department transfers property in-person and electronically Monday through Thursday from 8:00 a.m. to 4:00 p.m.

Transfer Rules:

  • Real Property transfers (conveyances) will only be accepted in person or through e-filing. Manufactured home (mobile home) transfers must be done in person.
  • No e-file tranfers will be accepted after 3:00 p.m. No in-person transfers will be accepted after 4:00 p.m.
  • Handwritten forms are not accepted. Conveyance and exempt forms are available in both printable and fillable formats. All forms must be typed and completed in full. You can find all required information on the Auditor's website.
  • Only one form is required for each transfer.
  • All documents submitted for transfer must include the correct Conveyance or Exempt Form.
  • Forms that are incomplete or submitted with incorrect fees will not be processed and will be returned to the person who submitted them. We do not hold documents for later processing.
  • If you have any questions, please contact the Auditor's Office before submitting your transfer. Thank you for your cooperation.

Legal Advise:

Under Ohio Revised Code ยง 4705.01, employees of the Lorain County Auditor's Office cannot complete Conveyance or Exempt Forms for you or give legal advice about how to fill them out. Auditor's Office employees also cannot prepare legal documents, including deeds, or provide advice about those documents.

Mailing Documents:

Effective November 1, 2012, the Lorain County Auditor's Office no longer accepts real estate transfers, property conveyances, or manufactured home transfers submitted through the U.S. Postal Service. Real estate transfers and property conveyances must be submitted in person or through an approved electronic filing method.
